Local knowledge
Manassas takes in the independent City of Manassas, with its historic Old Town and VRE station, along with nearby Prince William County neighborhoods and the ground around Manassas National Battlefield Park. Housing ranges from century-old homes near downtown to subdivisions built in the last fifteen years, and the gap between those two is the widest of any area we serve.
In the older downtown housing, the constraints are physical. Plaster and lath walls, limited outlets in useful places, and in some cases knob-and-tube-era layouts that were never intended to carry anything but lighting. Wi-Fi does not travel well through those walls, and the honest answer is often that coverage needs a second access point rather than a better router.
In the newer subdivisions the problem inverts. The construction is Wi-Fi friendly, but the homes are large and the builder-supplied equipment is minimal. Households here also tend to be commuter households, with VRE riders who work from home part of the week and need it to be dependable on those days.
Manassas is also where the value question comes up most directly. People want to know whether to repair or replace, and whether a faster internet plan will help. Frequently the answer is that the plan is not the bottleneck and the money is better spent on the equipment inside the house. When a repair genuinely is not worth it, saying so costs us a sale and saves you one.
